One offer may price an assigned vehicle bay, another a dedicated section and another a larger parcel. Before comparing the monthly number, identify exactly what is included. Ask for usable dimensions, storage boundaries and a description of shared lanes or common areas.
A rate per square foot is only informative when both quotes measure the same kind of usable area. Space that cannot hold your layout still costs money even if the unit rate looks attractive. Start with an inventory and a workable sketch, then compare quotes against that requirement.
Separate recurring charges from move-in cash
Ask for the base monthly charge and every required recurring charge in writing. Separately list deposits, setup charges, access devices and any other amounts due before move-in. A refundable deposit affects the cash needed to start, but it is different from a nonrefundable fee.
Ask which charges depend on use, such as additional spaces, extra access devices or services you request. Do not assume any of these apply to Iron Yards; the purpose is to make the proposed terms complete enough to compare.

Understand what the access arrangement includes
Our yard standard includes gated 24/7 access, fencing, lighting, camera monitoring and month-to-month terms. Confirm the actual proposed yard's access arrangements and included features. Ask who may enter, how drivers receive access and how problems are handled outside normal business hours.
Distinguish storage from additional activities or services. A place to park does not automatically include equipment repair, power, receiving deliveries, loading assistance or driver facilities. Describe those needs before requesting a final quote so you do not compare a storage-only offer with a more extensive arrangement.
Compare the expected storage period
For your own planning, add the quoted recurring charges over the expected months and any stated nonrefundable charges. Track the deposit separately. Ask how partial months, a changed start date, an extension and the final month are handled instead of assuming that monthly terms mean daily proration.
Month-to-month describes the rental structure, but you still need the actual notice and payment terms. If your project schedule is uncertain, explain the earliest and latest likely end dates. Ask how the arrangement accommodates that range before treating an estimate as your final cost.
Include the workday in the comparison
A cheaper yard can be a poor fit if every retrieval requires a difficult route or moving several units. Compare the drive at your usual departure time, the gate approach, turning room and the ability to reach the equipment you need. Use your own operating assumptions if you estimate the effect on your business.
Also ask about the surface, drainage and accepted items. These are suitability checks, not interchangeable upgrades. An offer that cannot support your intended use should be resolved before you spend time comparing its price with another location.
